Transparent Modernity, Lda (operating under the names of Westpalmkeys and TM Holidays) is a subsidiary of PT GOLF, which is a very successful Longstay Scandinavian Golf tour operator based with its HQ in Tavira Algarve.

 

Westpalmkeys/TM Holidays is operating the year around however from September to end May PT Golf is using our apartments for Scandinavian retired golfers visiting Algarve during the winter season.

 

For your information Westpalmkeys/TM Holidays has become a member of the Portuguese Tourism organization with full license to operate as property managers, condominium managers, property purchase and sales and as well with interior decoration.

 

Westpalmkeys/TM Holidays has been established in order to give top service to owner’s properties as well as to offer highest possible service to rental clients during the summer and winter periods. Our wide range of clients enables us to offer both short- and long-term rentals throughout the year.

 

Our property management services include full client assistance, key holding, payment and billing control, cleaning, laundry, customer service, technical and maintenance services by our own staff.

 

Our multi-lingual staff is well equipped to give full assistance also by issuing Portuguese legal documents, translations, car-rental and transfers.

LOOKING FOR A PLACE IN THE SUN?
 

Our utmost targets are to give full service to both existing property owners and those future clients interested in purchasing properties in this beautiful part of the world.

In order to make this possible, we advise the potential buyers to engage a licensed Estate agent who will advise you about all set-ups and legal documentation needed. We strong recommend the buyers/sellers the use of a property solicitor or a lawyer who then be assigned to ensure your protection in disputes. They  will prepare the Promissory Contract of Purchase and Sale (PCPS), when a 10% deposit of the total sales price is done. This person can also represent you personally through a public proxy (Procuração Publica) which must be notarized by a certified Portuguese Notary and in Portuguese language.

At the final sales date, the buyer will be obliged to pay off the remaining amount during the signature of the deeds. Failure to pay the remaining amount within the stipulated date will incur no refund of the deposit done by the buyer  and failure by the buyer to buy the property will incur a fine of the double of the deposit done. The consequent sales contract (the deeds) will be then signed and the deal is completed.

It is also important for you as a seller to have all utility bills and IMT (property transfer tax) and the IMI (property council tax) paid up to date.

The key in this new concept is that besides occupying private properties ranging up to luxury level in private condominiums with swimming pool, we also can offer villas with 4-6 bedrooms and private pools, both for rent and for option for sales.

 

As our priority is to give the best service to both owners and tenants, we only take in our portfolio well equipped properties, with WiFi internet, modern HMDI TV-sets and fully air-conditioned.
